Four Measurable Space UX Metrics
Metric 1: Circulation Efficiency Score — calculated as the ratio of theoretical shortest path to actual walking path within a floor plan. Target score: 0.85 or higher (1.0 = perfectly straight path). Homes with winding corridors or plans requiring passage through multiple rooms score poorly.
Metric 2: Sightline Quality Index — analyzes how much of the home is visible from each room’s primary sitting or standing position. Long, open sightlines create a sense of spaciousness; overly blocked sightlines create psychological compression.
Metric 3: Privacy Gradient Analysis — maps privacy levels across 4 zones: Public (reception, entry) → Semi-Public (living, dining) → Semi-Private (study) → Private (bedrooms, bathrooms). Well-designed layouts prevent visitors from accessing Private zones without first passing through Public areas.
Metric 4: Acoustic Comfort Mapping — simulates sound distribution throughout the space. Standards: bedroom below 35 dB, living room below 45 dB, kitchen below 55 dB. In Bangkok’s high external noise environment, appropriate wall construction and material selection are especially critical.
Universal Design Compliance Check
BIM automatically verifies Universal Design compliance: primary corridors minimum 90 cm width, wheelchair turning radius 150×150 cm, door clear openings minimum 80 cm, electrical outlets at 45–60 cm floor height, and zero-threshold wet rooms with no step-over barriers.
