MEP coordination in 3D BIM is the practice of routing Mechanical (HVAC and ventilation), Electrical (conduit, panels, and lighting), and Plumbing (supply, drain, and waste) systems through a shared digital model so that conflicts are identified and resolved before construction begins.
The traditional 2D approach has each sub-contractor working from separate drawings, and clashes are discovered on site when two trades arrive to occupy the same space. The result is costly change orders, delays, and damaged relationships. BIM-based coordination replaces this with a federated model — a single 3D environment where all systems are visible simultaneously and clash detection software identifies every intersection automatically.
The three clash categories are hard clashes (physical overlaps, such as an HVAC duct routing through a structural beam), soft clashes (clearance violations, such as electrical conduit within 300mm of a water pipe, violating IEC separation standards), and workflow clashes (installation sequence conflicts where one trade cannot proceed until another finishes). For Thai residential construction with typical 2.6–2.8 metre finished ceiling heights, plenum space management is especially critical — every centimetre of coordination translates directly into ceiling height preserved.
Measurable outcomes from BIM MEP coordination on Thai residential projects include a 40–60% reduction in RFIs, a 30–50% reduction in change orders, and a 15–20% reduction in MEP rough-in duration. For a THB 5–15 million project, coordination typically saves THB 150,000–500,000 in rework costs — many times the investment in the BIM process. The recommended starting point is Level of Development (LOD) 300–350 for residential work, which provides sufficient detail for effective clash detection without unnecessary modelling overhead.
