COBie (Construction Operations Building Information Exchange) is an IFC subset focused on the data Facility Managers need post-handover: manufacturer, model, serial number for every installed asset; installation dates; warranty periods; maintenance schedules.
Bangkok commercial buildings and international hotels are increasingly including COBie delivery as a contract requirement, allowing property managers to carry BIM data directly into CAFM (Computer-Aided Facility Management) software.
OpenBIM Workflow for Thai Residential Projects
Recommended workflow: Architect (ArchiCAD) designs the Architectural Model → exports IFC4 → Structural Engineer imports IFC into Revit Structure/Tekla → designs Structural Model → exports IFC → MEP Engineer imports both Architectural and Structural IFC into MagiCAD → designs MEP → Federated IFC model enters Navisworks/Solibri for Clash Detection.
Result: every team works on their preferred platform using IFC as the exchange format — no software lock-in for any discipline.
