BIM for Prefab Construction in Thailand
Prefabricated construction is growing in Thailand, especially for condominiums, townhouses, and industrial buildings. The main challenge is seamlessly coordinating between fabricators, transporters, and site teams — BIM solves this end-to-end.
Prefab Construction Types
Panel System: precast concrete wall panels at standard sizes of 2.4×3.0m, weighing 1.2–1.8 tonnes each, requiring 25–50-tonne cranes. In Revit, design the panel layout with connection details (lifting inserts, grout pockets) and generate shop drawings automatically.
Volumetric Modular: fully fitted 3D room modules used in budget hotels, dormitories, and modular hospitals. Manufactured off-site, transported by truck, and stacked 3–6 storeys high. BIM designs the structural connections between modules and the MEP runs threading through them.
Hybrid System: steel frame combined with precast floor slabs and facade cladding — prevalent in logistics centres, factories, and data centres.
BIM Workflow for Prefab
Design for Manufacture and Assembly (DfMA): design from the start for ease of production. Set a module grid in Revit (e.g., 600mm or 1,200mm) and constrain dimensions to transport limits (max width 2.4m on standard roads, max height 4.0m under bridges). Use a Dynamo script to analyse the repetition ratio — components repeated >80% of the time significantly reduce mould costs.
Clash Detection for Prefab: run clashes in Navisworks between precast panels, structure, and MEP before fabrication begins. Thai precast tolerance is ±10–15mm (ACI 117); clearances must be set correctly in the model.
Shop Drawing Automation: Revit + Dynamo generate shop drawings for each panel automatically — lifting insert positions, rebar layout, embed plates, dimensions, and weight. Reduces drawing time from 2–3 hours per panel to 10–15 minutes.
Fabrication Sequencing: 4D BIM (Navisworks/SYNCHRO) sequences production and delivery to match just-in-time construction, minimising yard storage on land-constrained Bangkok sites.
Digital Twin for Modular Buildings
After as-built, each module is recorded in the BIM database with a QR code affixed to the unit. Scanning it reveals production date, factory, material batch, and concrete strength test results — enabling precise warranty claims and maintenance planning.
Case Study: Modular University Dormitory, Thailand
