Flood and Fire Damage in Thai Homes
Water leaks from under-sink pipes, washing machines, and storage water heaters are among the top causes of home insurance claims in Thailand. A slow-detected fire can be fatal. A good early warning system reduces damage by 80–90%.
Water Leak Sensors: Zigbee Ecosystem
Aqara Water Leak Sensor (Zigbee 3.0): 400–600 THB — detects water bridging the probe contacts and alerts within 3–5 seconds. Integrates with Zigbee2MQTT → Home Assistant. 3.5cm diameter fits under sinks.
Sonoff Zigbee Water Sensor: 300–500 THB — compact, suited for under washing machines, refrigerators, and AC drain trays.
Required installation positions: under the kitchen sink (the most common leak point), under the washing machine (supply hose/pump), under storage water heaters, in the AC unit drain tray (evaporator coil), and bathroom floor near the toilet (ageing wax ring seal).
Automation on Water Leak Detection
Trigger: binary_sensor.kitchen_water_leak = ON. Actions: send LINE alert (water leak detected under kitchen sink); shut smart water shutoff valve if fitted; capture camera snapshot and send to LINE; announce via TTS speaker.
Smart water shutoff valve: Zigbee ball valve on the main water supply (brass ball valve + Zigbee actuator) automatically closes water to the entire home on leak detection — cost 1,500–3,000 THB.
Smoke Detectors: Nest Protect vs Zigbee
Nest Protect (Wi-Fi): 4,000–5,500 THB — photoelectric + CO detection, automatic self-testing, wave-to-hush, Google Home app, integrates with HA via Google Smart Home. Limitation: high cost, cloud-dependent, delayed notification if internet fails.
Heiiman (or Frient) Zigbee Smoke Sensor: 600–1,200 THB — photoelectric + temperature sensing, connects locally via Zigbee2MQTT, works without internet, built-in 85 dB siren.
Recommendation: use Zigbee smoke sensors as the primary network (local, cost-effective), with a Nest Protect in bedrooms where voice alerts are important.
CO (Carbon Monoxide) Detector
CO is colourless and odourless — it kills silently. Thai home CO sources: petrol generators used during power cuts, charcoal/gas stoves in poorly ventilated areas, cars idling in garages adjacent to bedrooms.
Zigbee CO Sensor (Heiman HT-CO100-EF): alerts above 25 ppm, triggers immediate evacuation above 100 ppm. Connects to HA to send a LINE alert and activate ERV to exhaust CO.
Automated Fire Response Sequence
When a smoke or CO detector triggers: (1) shut all HVAC/AC units — prevents smoke spreading via ducts; (2) unlock all smart locks — ensures immediate evacuation; (3) turn all lights to 100% — visibility for escape; (4) send iOS Critical Alert + LINE + SMS immediately; (5) announce on every speaker: fire alarm, evacuate now; (6) capture snapshots from all cameras, save to cloud and LINE.
System Testing
Test smoke sensors with the test button every 6 months. Simulate water leaks with a small amount of water and verify the automation runs every step. Conduct a family fire drill annually.
