Smart Home and Property Value: The Often-Overlooked Perspective

When families decide to purchase a project for elderly residents, safety and convenience dominate the decision. Rarely considered is this: if the elderly resident passes away or must move to a care facility, at what price can the property be resold?

Analysis of Bangkok property prices from 2018–2024 shows that condominium projects within 3 km of a leading hospital appreciate an average of 6–9% per year, compared to 3–5% per year for projects more than 10 km away. This difference compounds significantly over 10–15 years.

Highest Appreciation Zones: Medical Hub Corridors

Projects within what can be called Medical Hub Corridors — paths connecting multiple leading hospitals — consistently outperform the market:

Sukhumvit–Phrom Phong (near Bumrungrad, Samitivej): 8–12% annual appreciation in 2019–2023, but high entry prices of 180,000–300,000 THB/sqm.

Ratchadapisek–Lat Phrao (near Paolo Ratchada, Phyathai 2): 7–9% annual appreciation, entry prices 100,000–160,000 THB/sqm — the best balance of appreciation potential and entry cost.

Strategy 3 — Renovation Play: Purchase a 10–15 year-old project in a Medical Hub zone at 30–40% below new-project prices. Renovate to Smart Wellness Room standard for 60,000–100,000 THB. Resell or rent at a premium price.

Investment Cautions

Projects adjacent to small Tier-3 hospitals without ICUs do not deliver full medical benefit — confirm the target hospital has Cardiac Emergency, Stroke Unit, and ICU capability for genuine emergency response. Additionally, projects with any flooding history should be evaluated for floor level relative to the main road before committing.
