Why Hospital Proximity Is the #1 Factor in Project Selection
For elderly with chronic conditions, travel time to hospital in an emergency directly affects health outcomes. The Golden Hour for Stroke is the first 4.5 hours; for STEMI (heart attack) it is the first 90 minutes.
In Bangkok traffic, where rush hour multiplies travel time 2–3x, a hospital only 5 kilometres away may take 30–45 minutes during peak hours. Hospital Proximity Score using actual travel time — not distance — is therefore the most important metric.
Hospital Proximity Score: Calculation Method
Score 1–10 calculated from 3 factors:
- Travel time to Class A hospital (large private hospital with full ICU): ≤5 min = 10 pts; 5–10 min = 8; 10–15 min = 6; 15–20 min = 4; >20 min = 2
- Hospital tier: Private Class A (Bumrungrad, Samitivej, Bangkok Hospital) = 10 pts; Private Class B = 7; Large state = 5
- Rush-hour penalty: If hospital is on a heavily congested route during peak hours, subtract 2 points.
Zone 1: Sukhumvit–Bang Na — Hospital Proximity Score 8.5/10
Main hospitals: Samitivej Sukhumvit (8 min, Class A), Bangkok Hospital (12 min, Class A), Paolo Memorial (5 min, Class B+)
Example projects:
- SilverAge Residence Asok: 8 minutes to Samitivej, 5–10M THB
- CareLiving Sukhumvit 77: 15 minutes to Bangkok Hospital Bangna, 4–8M THB
Advantages: Easy BTS and car access; closest Class A hospitals; best for elderly with cardiac or stroke risk.
Disadvantages: Highest prices of all 3 zones; higher cost of living in the area.
Zone 2: Ram Inthra–Sukhaphiban 5 — Hospital Proximity Score 7.0/10
Main hospitals: Phyathai Nawamin (7 min, Class A), SynPhaet (10 min, Class B+), Ramathibodi (20 min, large state Class A)
Example projects:
- WellNest Ramindra: 7 minutes to Phyathai Nawamin, 4.5–9.5M THB
- SilverCare Residence Ram Inthra: 10 minutes to SynPhaet, 3.5–6.5M THB
Advantages: Better pricing than Zone 1 (15–25% lower); quieter environment; medium-tier hospital nearby; MRT Pink Line coverage.
Disadvantages: Class A hospital farther than Zone 1; rush hour to Ramathibodi may reach 25–35 minutes.
Zone 3: Bang Na–Thepharak — Hospital Proximity Score 6.5/10
Main hospitals: Bangpakok 9 (5 min, Class B+), Samitivej Srinakarin (20 min, Class A), Bangkok Hospital (15 min, Class A)
Example projects:
- Harmony ElderCare Smart Villa Bangna: 5 min to Bangpakok 9 and 15 min to Bangkok Hospital, 6–12M THB
Advantages: Larger living spaces; quieter environment; Class B+ hospital very close; diverse pricing.
Disadvantages: Primary Class A hospital on congested route during rush hour; limited BTS coverage in parts of the zone.
Zone Selection Summary
High-risk elderly (cardiac, stroke, diabetes): Choose Zone 1 Sukhumvit–Bang Na, Hospital Proximity Score 8.5.
Healthy elderly seeking value: Zone 2 Ram Inthra — 15–25% lower price with hospital still nearby.
Elderly wanting spacious, quiet living: Zone 3 Bang Na works, but own a car and have a clear Emergency Plan with a designated hospital.
